A company backed by businessman Tilman Fertitta has filed to build a new casino-resort in the middle of the Las Vegas Strip, according to public records.

The upscale project, on roughly 6 acres at the southeast corner of Las Vegas Boulevard and Harmon Avenue, calls for restaurants, convention space, a spa, wedding chapel, auto showroom and a theater with around 2,500 seats, Clark County records show. The property is situated near CityCenter, Aria, Vdara, Cosmopolitan, and the Waldorf Astoria. It includes 2,420 hotel rooms and nearly 59,000 square feet of casino space, per applications filed with Clark County, along with a 2,500-seat theater and a parking garage boasting nearly 2,000 spaces.

Records show the company POLV LLC purchased the land on that corner in June for a total of $270 million. POLV is based in Houston and lists Fertitta as its president. The sale included a cluster of souvenir shops and other retail space, a Tex-Mex restaurant building and a Travelodge motel property.

The Clark County Commission is scheduled to consider the project plans Oct. 19, Nancy Amundsen, director of the county’s department of comprehensive planning, confirmed to the media this week. The estimated start date on the project would be in March next year, an application states. Completion is penciled in for March 2025

Fertitta, 65, owns a big portfolio of restaurants, hotels and other enterprises, including the Houston Rockets basketball team.
